The reason is the mix: 11 yachts and 8 catamarans out of 50 offers, 38% of the catalogue in large units, which mechanically pulls the median up. Seven marinas within 60 km, and cliffs that move

The radius is lean: Edificio Infante D. Henrique at 600 m, Marina de Lagos at 800 m, then nothing until the Baleeira/Sagres fishing harbour at 24.8 km, Porto Abrigo in Albufeira at 36.7 km, Marina de Vilamoura at 49 km, Quarteira at 50.1 km and Entrada da Barca at 51 km — only seven marinas within the 60 km radius (OpenStreetMap records). What draws people here are the Ponta da Piedade caves, ten minutes out of the channel. Those calcarenite cliffs are working, though: a study by Sebastião Braz Teixeira, published in 2021 in the Revista de Gestão Costeira Integrada, measured on the Barlavento coast — the Lagos coast — that the dry-sand area lying outside the high and moderate cliff-collapse hazard zones was only 500 m² at Coelha beach and 800 m² at Castelo beach before 2014; after a nourishment that increased beach area 3.5 times, the share of beach users sitting in high or moderate hazard zones fell from 37% to 11% at Castelo and from 59% to 27% at Coelha (see the study). The median moves from €978 for August outings to €841 for September ones, i.e. −14%: the clearest fall of our ten bases this week, ahead of San Antonio (−10%).
